Owners Log In: We give every owner their own unique Owners Login to our system. This extremely valuable service enables our owners to view (live) the availability of their property, making it easier to do homeowner bookings. The service also allows the owner to view, print or download all closed statement periods, which is extremely convenient for our absentee owners.
It gives us a platform to place the home on the Internet offering real-time reservation capabilities on our website lakeozarkvaca.com It also gives potential guests the ability to view the actual property they want to reserve.
Licensing: Missouri state law DOES NOT require short-term vacation rental managers to be licensed. Many just co-mingle your money in their own personal bank account! We are licensed by the State of Missouri Real Estate Commission and abide by all state laws. Many property managers in this State are not regulated, putting your funds and property in potential danger. You can trust Lake Ozark Vaca for professional, ethical service.
Taxes: Each income-producing property must pay Tri-County lodging taxes on the gross rental amount received. If your current manager is not collecting these, they are putting your property at risk for legal actions and collections. We will collect and pay these taxes monthly on all of our bookings.
Professional Property Management: Lake Ozark Vaca works hard to bring peace of mind to all of our homeowners. Our capable administration staff caters to the day-to-day needs of your home and provides friendly and attentive customer service. We pride ourselves on providing the best possible professional management for your property.
Reservation Services: Lake Ozark Vaca is building a network of booking sources and continues to build relationships with local and national search portals. Homeowners also have the ability to place bookings in their homes using the Owners Log In.
Pest Control: Our optional pest control service is available to all of our clients. The monthly service includes alternating interior and exterior treatments. This process will help rid the home of any insects.
Pool Service: Our optional swimming pool service is taken care of by our in-house staff each week, including vacuuming, brushing, washing out the filter, checking and adjusting the chemical levels. Pool filtration is also checked each week.
Lawn Maintenance: Our optional lawn service includes weekly mowing, edging, trimming of hedges and blowing off any debris. Additional services such as mulching and planting can be provided upon request.
Housekeeping: We are proud of maintaining the highest standards for our housekeeping staff. We use a professional cleaning company that clean the homes thoroughly after each guest departure and also report on any additional items that might need attention. Our housekeeping staff provides starter products such as toilet paper, paper towels, hand soap and detergent.
Marketing: We pride ourselves on our marketing. We market on top vacation rental sites, including VRBO, AirBNB, and others. We establish market and seasonal rental rates. We have an in-house professional photographer who will photograph/video your property and all the local amenities. We create a property profile for you on our website. We prepare individual binders with property specific information for your guests. Lastly, we establish a social media presence on Youtube, Facebook, Twitter, Pinterest, Craigslist, and Instagram.
